BS8102:2009: The Implications

When tasked to waterproof retaining structures in accordance with BS8102:2009 “Code of Practice for Protection of Below Ground Structures Against Water from the Ground”, professional waterproofing designers should now consider using more than one type of waterproofing to provide enhanced protection of the structure to achieve the necessary environmental grade.

Waterproofing a garage conversion with Newton System 500 Cavity Drain Waterproofing

The client of this magnificent house in Chelmsford had an existing garage area where previous waterproofing attempts had failed, and the space had significant issues with water ingress. Newton Specialist Basement Contractor  AP Gooch Ltd was commissioned to the project to design and install a waterproofing system that would not only deal with the water ingress problems but change the use of the space from a garage to a games room for their growing family.

Methodology for Waterproofing this Garage in Essex

After stripping out the existing finishes back to the original building fabric, AP Gooch installed the Newton System 500 cavity drain membrane system. Newton 508 membrane was mechanically fixed to the 3 earth retaining elements of the basement with Newton MultiPlugs. Then Newton Basedrain was rebated into the existing slab in a “horseshoe” formation so that any ingression of water through the walls or the wall/floor junction was guided into the Basedrain zone.

This design works extremely well on this property as being a garage it had an open elevation to the front of the property so that any water entering the Basecrain could then via gravity be discharged out to the open elevation.

Any defects in the floors were protected with Newton 101F applied Type A waterproofing, and then treated with Newton Lime Inhibitor.

Newton 520 20mm deep cavity drain membrane was then fitted to the floor and sealed to the up stand of the Basedrain. A layer on insulation was then placed on the floor membrane followed by a 65mm screed. Once the screed was cured, an independent dry lining system was installed with insulation and services placed within the framework ready for boarding and decorating.

Result

The basement waterproofing and all internal finishes were completed by AP Gooch in a timely and cost effective manner giving a whole new living space for the client.

Waterproofing a deck exposed to the elements with Newton 902 Primer and Newton 201 RubberFlex

Hengoed Care Home is situated in an elevated and exposed position overlooking Swansea Bay, Wales. The Care Home Owners commissioned a large extension to the existing building which includes a balcony overlooking the bay and a small internal terrace courtyard area. Both were built above habitable basement accommodation. There was no requirement to waterproof the basement area due to the construction of a cut off wall; there was a requirement to waterproof the exposed balcony and terrace decks to prevent water ingress from above.

Newton Specialist Waterproofing Contractor, Protectahome Ltd were commissioned to provide guaranteed waterproofing to the concrete surfaces of the decks prior to the main contractor laying the finished paving slabs totalling approximately 150m2.

Waterproofing A Deck – Methodology

The main contractor laid the new concrete decks to the appropriate falls and prepared the surfaces to receive the John Newton Deck Waterproofing System. Protectahome then applied a coat of Newton 902 Primer to the exposed surfaces to prevent outgasing from the new concrete. Next they prepared the vertical/horizontal junctions and details with Newton Flexitape. The vertical surfaces of the concrete were then treated with Newton 203 RubberFlex-V before the main horizontal surfaces were treated with Newton 201 RubberFlex. Finally Protectahome covered the whole of the two deck areas with Newton 207 DeckDrain, which in turn was overlaid with bedded in patio slabs.
Result

Newton 201 RubberFlex  is a 25 Year BBA Approved single part, cold applied liquid waterproofer which once cured provides a seamless completely waterproof polyurethane coating with amazing elastomeric qualities. The Newton 207 DeckDrain membrane with its double cuspated profile helps protect the primary waterproofing below, by allowing free water to depressurise and provides two layers for drainage. In combination this system will ensure that no water will pass through the building fabric of the decks ensuring that the internal areas stay dry and fit for habitable accommodation.

New build and underpin basement waterproofing project, using Newton System 500

The client of this mid-terrace house in Benfleet in Essex wanted more space and, as planning was restricted on the property in terms of extending upwards, the client commissioned the services of AP Gooch Ltd to underpin the existing footprint and create a new basement into the garden area.

Methodology for Waterproofing this Basement, Essex

The structural engineer and architect drew up the underpinning schedule for the existing footprint and designed a reinforced concrete new build area that extended down and out into the existing garden of the property. Newton Specialist Basement Contractor AP Gooch was able to take the project from the design stage through to completion. The scope of works included all the structural work, concrete box formation, underpinning and assembling the new steel superstructure.

In addition, AP Gooch designed and installed the the Newton Basedrain was then directed into a Newton Titan Pro sump system with 2 x Newton NP400 pumps and battery back-up system. The floor area was then covered with insulation, underfloor heating and a screed. The internal finish on the project was plasterboard onto a timber frame in front of the membrane.

Result

The entire project was completed under budget and AP Gooch were able to guarantee all aspects of the build under the one banner.

Damp Proofing a Historic Building – History

Penrhyn Castle is an enormous 19th century castle in Snowdonia, North Wales is in neo-Norman style, and is one of the most admired of the numerous mock castles built in the United Kingdom in the 19th Century. A former garage, originally the Castle brewery, was being transformed into a new courtyard cafe. The brickwork was very affected by penetrating damp ingress and structurally degraded, and a damp proofing solution was required which would be acceptable for use in this historic building.

Methodology For Damp Proofing a Historic Building with Newton Damp Proof Membranes

To bring the outbuilding into a condition suitable for plastering would have entailed a lot of messy, noisy and disruptive work (needle gun, bush hammer, scabbler or cup brush etc.) – and still would have had a damp problem to deal with. Dry lining was not an option as The National Trust did not want the very straight lines of plasterboard as they wanted to retain an appearance in keeping with the original lime plasterwork. Inner World suggested Newton 805 Newlath damp proof membrane finished with a plastered universal one coat plaster (in a 3 coat undulating build-up) which ticked all the boxes and produced a strong, dry and authentic looking wall finish which met all the client’s requirements.

Newton 805 Newlath is ideal for damp proofing historic buildings and it has been used in many historic properties in the past including the Houses of Parliament and Windsor Castle.

Newton damp proof membranes conform to the requirements of the conservation authorities for use on historic buildings because they:

• Allow the walls to ‘breathe’
• Can be curtain hung behind a framework
• Are deemed reversible

acts as a physical separation barrier, and it is mechanically fixed internally to the affected areas. The air gap provided by the stud of the membrane allows the wall to “breathe”, thus allowing the damp wall to completely dry out.

Flood Control System, Wiltshire – History

Newton Specialist Basement Contractor, MacLennan-LSE were engaged by the cottage owner to carry out a site survey and to specify the necessary work to provide a guaranteed cure for flooding and to remedy a damp problem.

Method of Using Newton System 500 For Flood Control

The MacLennan-LSE tradesmen carefully removed the stairs and floor. A concrete floor was installed with a Newton Basedrain set in at the wall floor junction and draining out at the front of the building. Newton 508 Cavity Drain membrane was installed over the concrete floor and Newton 508 Mesh membrane over the walls, which were then finished with Plasterboard.

MacLennan-LSE then refitted the stairs and joinery items.

Result

The Newton System 500 is a permanent flood control system, and the cottage is now permanently free of the risk of flooding and the walls are decorated and free of damp.

This new build development  of 86 high grade apartments and 11 retail units/workshops in Birmingham was nearing completion but suffered from significant ground water ingress problems. Methodology for the New Build Waterproofing Project, Birmingham

Newton Specialist Basement Contractor,  Protectahome were engaged to design and install a waterproofing system that would meet the site requirements and the contract program.

The owners of this stylish property near Guildford in Surrey were looking to expand the living area without having to move from the area. Due to planning constraints they were not able to extend their house out and so decided to create an entirely new living space in the form of a new build basement.

Methodology For Waterproofing This New Build Basement

Having consulted their architect and structural engineer to provide working drawings it was time to consult a professional waterproofing contractor who could take ownership of all aspects of the vital waterproofing works. Newton Specialist Basement Contractor, MacLennan-LSE were brought in as specialist to design and install a robust and cost effective waterproofing system in accordance with BS8102:2009. Having reviewed the form of construction and underlying ground conditions MacLennan–LSE designed and installed the Newton System 500 Cavity Drain Waterproofing system (Type C Construction). Once the shell was constructed, Newton 508 membrane was mechanically fixed to the substrate with MultiPlugs. Newton Basedrain was then laid on top of the new structural slab to level, 50mm of closed cell insulation was applied to the new concrete slab and then Newton 508 applied on top of the insulation. This was followed by a 65 mm sand and cement screed on top of the membrane.

MacLennan-LSE then installed an independent dry lining frame in front of the 508 wall membrane which was utilised to house all electrics and insulation, required to conform to building regulations. As this new build basement was totally below ground level, a Newton Sump and Pump System was installed with battery back-up protection to deal with any small amounts of water that may enter the system to be pumped up and removed from the new structure.

Maclennan-LSE were able to install the Newton System 500 Cavity Drain system with no minimal surface preparation and in a timely manner without the need for extensive drying out times as with other internal Type tanking systems. The Cavity drain membrane system was installed with service entry points into the drainage channel to enable maintenance of the system – a new design requirement under the British Standard for all below ground structures.

Result

The NSBC contractor took complete PI on the waterproofing design and installation and offered an insured guarantee for the owner, giving reassurance to the clients. In addition a pump servicing contractor was put in place to ensure the pumping system was working to its optimum at all times.
