Renovation of a Basement North London

Basement, North London – Renovating A Domestic Property with Newton System 500

This domestic property in North London has a large foot print with a small basement area. The architect was tasked to develop the property so as to give more living space to accommodate a growing family. As planning permission was limited in this built-up North London suburb, the designer decided to dig down underneath the existing footprint of the property to achieve their expansion plans. Once planning was agreed, Newton Specialist Basement Contractor- Stonehouse Basements was commissioned to design, install and guarantee the structural waterproofing element for the North London basement.

Methodology For Renovating This North London Basement

Basement Waterproofing North London - Application of Membrane

Newton 508 and Newton 508 Mesh applied to walls of this North London basement

To achieve head height required by the client, the ground work contractors were tasked to underpin the entire existing basement to lower the floor levels to achieve a floor to ceiling height of 3m. Once the new RC slab was poured and the underpin shell created, Stonehouse Basements installed Newton System 500. The internal finish requirements were varied throughout the basement and so a variety of Newton cavity drain membranes were installed. In areas which were tight on space, Stonehouse specified and installed Newton 508 Mesh to which plaster could be applied directly. In the main living areas Newton 508 was “curtain hung” to the retaining elevations and an independent metal dry lining frame was installed. Stonehouse then sat the Newton Basedrain on top of the RC slab around all retaining walls. This conduit was abutted with closed cell insulation which acted not only as a spacer to raise the Newton floor membrane above the height of the Basedrain but also the obvious thermal benefits were realised by using this design. The cavity drain membrane on the closed cell insulation acts as a vapour barrier and the 65mm screed finish on the membrane displaces any water entering the building to the Newton Titan Pro sump chamber with control system for removal.

Benefits of Newton System 500 for this North London Residential Basement

Basement Waterproofing North London Finished

The finished basement gave a large open living space

Newton System 500 was installed by Stonehouse with minimal surface preparation and thus it proved a cost effective and “maintainable” waterproofing solution for the client. The different Newton membranes available allowed flexibility to move between a direct plastered surface in tight for space areas and independent frame in other areas to house insulation and first and second fix electrics.

Installation by Stonehouse Basements gave the client peace of mind of an insured backed guarantee and the Specifier was also able to delegate full PI on design for the structural waterproofing package.

This installation was completed smoothly in an area of London plagued by underground springs. Newton System 500 allowed for the discrepancies anticipated when an existing building is  underpinned in sequence with many unavoidable vertical joints resulting in a very effective waterproof installation. Stonehouse, as part of their aftercare, service the system annually, each of the twin pumps have operated approximately 8,000 times per year, carefully monitored by the Newton control panel. All parties are delighted with the resultant dry, light and spacious extra floor level” – Graham Stone, Stonehouse Basements
